SkiPropertyBG has the simple goal of making the purchase and ownership of Bulgarian property an easy and positive experience. To this end, we offer a service that goes from help with finding and buying the right property to assistance with its ownership. For us, we do not drop clients after the sale is over and commissions have been paid. We realise that owning property in a foreign country is no easy job and that is why we put very heavy emphasis on after sales service including building services as well.

Surveys

If you feel uncertain as to the condition of the property you are buying, then it’s worth asking for a survey to be done. We at SkiPropertyBG are one of the first to offer surveys for the Borovets ski area. We realise that building surveys are required for a variety of reasons and it is important to assess conditions and suitability of use for a property. Should you require it, it will include a detailed analysis of the visible parts of the property and any necessary recommendations. It is intended to be as accurate as possible and a team of at least 2 professionals will go round your property. Surveys can be done for either valuation and/or to reveal any structural problems. If your property is older or you are considering doing works to it, it may be wise to issue a survey so that as the property owner, you are fully informed as to the state of your property.
To arrange this, it costs 80 Euros and the survey will be fully translated into English. This applies for both valuation and structural. Should you require anything extra, please do not hesitate to contact us. If you decide to go ahead with a survey, we will require the address of your property in Bulgaria and access. Quotes

You may have a Bulgarian property already that is in need of works, or would like to get an idea of how much it would cost to get a building completed or renovated? In which case, why not get a quote done? If so, we would be pleased to arrange this. Not only can we get a quote from our recommended builders, Borovets Construction, but from others too. We are in contact with all the builders and tradesmen in the area and with our extensive local knowledge, it is simply not worth your while to traipse round the area after them. It is likely prices could be higher and plenty of time would be wasted. A full quote can be drawn up to your specifications free of any charge. Should you wish to proceed with a quote then again, we offer the services of a Project Manager. This costs 5% of the agreed building quote and is an invaluable service especially for those who are not living in the area, visit very regularly or speak Bulgarian. The Project Manager is there to oversee that works are being done satisfactorily, will send regular photo updates, liaise with the builder, negotiate any extra works and act on the behalf of the property owner. We do offer these services to everyone and not just our clients, so contact us now to see what we can do for you.

Building management

You may find it difficult to manage a building project yourself especially being in a foreign country so this is why we offer Bulgarian project management. This is a simple solution to all our clients who don’t speak Bulgarian or have the extra time to supervise a project and ensure that everything is going satisfactory. It’s called Project Management.

We can help clients through the whole ‘building process’; right through from the survey to overseeing all building works. If you decide to go with our Building Management service, you will have the full support and attention of a personal Project Manager in Bulgaria. A Project Manager has the sole job of dealing with your property and acting on your behalf. Services include:

• Communication with builders
• Negotiating if extra works required
• Liaising with neighbour or dealing with possible problems
• Sending regular photos of building progress
• Visit and monitor works and ongoing progress on regular basis
• Ensure that work is being done as to agreed on the original quote
• Act on the behalf of proprietor in all situations

With the full support of your personal Project Manager all the building hassle is taken away so you can be sure that your Bulgarian property or project is being done satisfactorily. This is particularly useful if you don’t have the time, local knowledge or inclination to keep visiting Bulgaria to check on your project.

The Building Company

Here you can find information about our recommended builders, ‘Borovets Construction’, who are the largest builders in the Borovets and Samokov Bulgarian regions, servicing all the outlying villages too. They can take care of any works that may need to be done to your property and they will ensure that your property is completed efficiently and on time. Borovets Construction Ltd have had considerable experience in constructing new buildings and renovating older ones on time and on budget. Quoted price will vary, of course, to the type of construction and we can arrange for a Borovets Construction estimator to meet you on site to discuss your requirements. For existing properties in Bulgaria, quotes can also be made specific to customers requirements.

It’s worth to be noted here that purchasers of properties through SkiPropertyBG will have priority attention for their building requirements; quite an advantage with the possibility skilled builders might be hard to find in this area of rapid development. And especially having in mind the shorter time the builders from the area have for performing of the construction works due to the fact that in the winter months, conditions are not suitable to carry out building works.

Planning Advice

We can offer you our help and support with obtaining a planning and/or building permission, regulating a plot and dealing with local architects. If you decide to purchase a plot of land to build a real estate onto or have bought an unregulated plot, we will help you obtain the necessary paperwork. Many buyers completely underestimate the amount of work involved in getting things like regulation and building permission so this is why we offer our expert knowledge.To clients we also offer the option to have your own personal Project Manager – someone who will work on your behalf to ensure all jobs are being done satisfactorily and will update you regularly with photos etc.
