Building Management

The majority of existing Bulgarian property will require some form of building works to get them up to Western standards and good rental condition, which is all very well. However, if you do not live in Bulgaria, speak the language or have very good and reliable local contacts, it is much more difficult to oversee and manage any works done to your property. Managing a project is an incredibly time consuming job which needs constant supervision to ensure that everything is going satisfactorily. It is simply not possible to do this when you live on the other side of Europe! This is why we offer a simple solution to all our clients- Project Management

We can help clients through the whole ‘building process’; right through from the survey to overseeing all building works. If you decide to go with our Building Management service, you will have the full support and attention of a personal Project Manager in Bulgaria. A Project Manager has the sole job of dealing with your property and acting on your behalf. Services include:

• Liaising with builders
• Negotiating any extra works
• Liaising with neighbour or any problem
• Send regular photos of how building work is going
• Regularly visit and monitor works and progress
• Ensure that work is being done as to agreed on the original quote
• Act on the behalf of proprietor in all situations

This is the main bulk of what you can expect and it does not include having the benefit of the great local knowledge that the Project Manager has. This is particularly handy when problems arise and need to be sorted quickly, or finding a reliable and good value plumber etc. Such knowledge is hard to get and with the language barriers, short property build time in the ski regions of Bulgaria, getting a project completed successfully and as hassle free as possible is not an easy task.
