Payment Plans

1500 Euro – reservation fee. 

Payment plan1: 

50% - upon signing the preliminary contract
50% - upon issuing Act 16 

Payment plan 2: 

30% - upon signing the preliminary contract
20% - 28 days later then the date of signing the contract
50% - upon issuing Act 16. 

Developers are generally flexible with payment plans to fit in with things such as mortgages etc. Full price will be entered into final Notary Deeds and apartments are available for purchase either freehold or leasehold. Maintenance is charged at 10 Euros per m2 per year including VAT. 

Completion is scheduled for December 2008. 

AFTER SALES

Full rental management is available to clients along with other incentives as mentioned below:

1) Sure Let Agreement - guaranteed rental income of 7% of the apartment price, excluding VAT. The 7% is a gross yield which is deducted by the mandatory 10% withholding tax and utilities; The Sure let contract is for 2 years. Property owners are subject to the following restrictions: 

- may use their apartment 2 weeks in the winter. The winter season is from mid December to mid April.
- may also use their apartments for an additional 2 weeks from mid April to mid December.
- owners are not allowed to use their apartments during December 23rd to January 12th 

2) 3 year Interest Free Mortgage - The developers offer to pay up to 7% of the interest over the principle mortgage. Owners may use the services of their UK banks or try and take a mortgage through a Bulgarian bank. Please note that developer does not arrange mortgage.

3) Agency Agreement - Developers are also offering a standard Agency Agreement (AA) to all clients in Mountain Residences. Unlike the Sure let the AA does not guarantee any set income. As well, clients must be aware that preferential consideration will be given to the Sure let apartments, since they are relying on a guaranteed income. The AA has a term of 2 years. The Agency Agreement is divided 15/85 between developers and client. The developers will keep 15% of the rental income and 85% gross profit will go to the client. Any utility expenses or running maintenance charges will be on the account of the client. The PMD will find prospective tenants through advertisement. As well, the PMD manages, cleans, pays all utilities and maintains the apartment on the behalf of the client. The total due income for clients will be paid twice a year, once in April and once in October. Owners may expect their accumulated payment within these designated periods. The conditions for the Agency Agreement are as follows: 

- Owners may use their apartment 2 weeks in the winter. The winter season is from mid December to mid April.
- Owners may also use their apartments up to 4 weeks during mid April to mid December.
- Owner are not allowed to use their apartments during December 23rd to January 12th 

4) No Agreement with development. The final option is best suited to owners who are purchasing their apartment for frequent personal use. Clients who decide not to sign any of the above agreements may enjoy their apartments for any length of time, and at any point in time. Owners do have to take into consideration that developers will not maintain their apartments during or after their stay. Therefore, all cleaning, washing and up keep is the owners responsibility.

Location and Local Attractions

Located just 400m from the ski Gondola and 1,500 m from the centre you have the best of both worlds, in a area that is known as the prestigious area of Bansko. A lot is going in and around the Bansko area and plans for further improvements such as an airport, new infrastructure and emphasis on summer trade, Bansko is one of the most up and coming destinations in Bulgaria.

Bansko town has a lot to offer. To walk through the ancient cobbled streets you get the feel of the old world charm, with a town is filled with history. The town is filled with a mixed of tradition and modern catering for all ages and interests. Here there is a very wide range of quality brand new shops and amenities which are constantly being expanded and improved to make Bansko one of the top resorts in Bulgaria. Bansko is the newest Bulgarian winter resort, and arguably the most exciting. It has recently attracted significant foreign investment, which has allowed for a massive improvement in skiing infrastructure, and other resort related services.

Bansko ski resort is situated in South western Bulgaria, and is only 160km from Sofia, in the foothills of one of the most beautiful Bulgarian mountains - Pirin, which is a national preserve, and which is included in the WORLD NATURAL HERITAGE list. Bansko offers an interesting combination between the virgin nature of The Pirin Mountain range, state of the art skiing facilities, and the atmosphere of an ancient Bulgarian town.

The skiing conditions in Bansko are excellent. The Pirin Mountain is predominantly Alpine in character with three peaks towering above 2900 m. However the slopes offer runs and tracks for all types of skiers, novice through to expert; while the ski runs are maintained in excellent condition. The town itself attracts visitors all year round with its 120 cultural monuments, museums, nightlife and restaurants.

Surrounded by the Pirin and Rila mountains, Bansko is a climatic mountain resort with a short summer and long winter. The average temperature during January, the coldest month, is -19C. Snow falls are abundant, providing a constant winter snow cover up to 2 m thick. The skiing season along the Pirin slopes starts in the middle of December and ends in mid-April, although this is by no means a winter only resort; in the summer Bansko offers excellent hiking fishing, canoeing, horse riding and many other warm weather mountain pursuits. This is very much an all year round resort, which all the family can enjoy.
