This new holiday village is set at the foot of the mountains, on the border of the Pirin National Park, and just 200meters from the main ski track. The project consists of three and four bedroom houses plus apartments, finished off very stylishly and as a result, are selling quickly. There are three types of houses:

First Type: 3 storey house of 186m2, which consists of a 1st floor – kitchen, diing room, living room, stairs in the middle, bathroom with a sauna; 2nd floor – 2 bedrooms with separate WC and room for rest like a living room, two balconies; 3rd floor 2 more bedrooms with separate WC and another balcony

Second Type: A 93 sq.m house, with two floors. Ground Floor consists of a kitchen, dining room, living room, stairs, bathroom with sauna and the 1st floor consists of two bedrooms with separate WC and a balcony.

Third Type: 186 sq.m house with two floors. Ground floor consists of the kitchen, dining room, living room, stairs and a bathroom with a sauna. The 2nd floor has three bedrooms with separate WC and room for rest like a living room and a balcony.

Each of the houses will be finished off in the typical Bulgarian architecture of that region, which dates back to the 19th century. Each house has its own garden, and a parking lot. Buyers will receive one years free comprehensive insurance of their property. Not only that, but a fully kitted out sauna is also included on some properties (please refer to price and availability list found at the bottom of the page).

Payment Plan:

There are two payment plans and reservation fee is 2000 Euros per property (non refundable in event of cancellation)

Main Payment scheme For Houses Types 1-1 to 1-6 and Types A to F:
- 50% - upon signing the preliminary contract
-50% - no later then 1 year from the signing of the contract.

Main Payment scheme For Houses Types 1.1 to 2.3

- 35% - upon signing the preliminary contract
- 55% - at issuing act 15
- 10% - at issuing act 16 (transferring the ownerships)

Price of notary deeds will be 50% of the purchase price. If the client wants 100% they will need to pay an extra 10% on top of the purchase price. There will be a maintenance payment of €8 per sq.m.

Properties can be purchased leasehold or freehold (cost of land will be paid extra).

Location and Local Attractions

Located at the foot of the Pirin Mountain over looking Bansko, this complex is well located for skiers, with the main ski track just 200m away. Bansko offers a very wide range of quality brand new shops and amenities which are constantly being expanded and improved to make Bansko one of the top resorts in Bulgaria. Bansko is the newest Bulgarian winter resort, and arguably the most exciting. It has recently attracted significant foreign investment, which has allowed for a massive improvement in skiing infrastructure, and other resort related services.

Bansko ski resort is situated in South western Bulgaria, and is only 160km from Sofia, in the foothills of one of the most beautiful Bulgarian mountains - Pirin, which is a national preserve, and which is included in the WORLD NATURAL HERITAGE list. Bansko offers an interesting combination between the virgin nature of The Pirin Mountain range, state of the art skiing facilities, and the atmosphere of an ancient Bulgarian town.

The skiing conditions in Bansko are excellent. The Pirin Mountain is predominantly Alpine in character with three peaks towering above 2900 m. However the slopes offer runs and tracks for all types of skiers, novice through to expert; while the ski runs are maintained in excellent condition. The town itself attracts visitors all year round with its 120 cultural monuments, museums, nightlife and restaurants.

Surrounded by the Pirin, Rila and Rhodopa mountains, Bansko is a climatic mountain resort with a short summer and long winter. The average temperature during January, the coldest month, is -1.9C. Snow falls are abundant, providing a constant winter snow cover up to 2 m thick. The skiing season along the Pirin slopes starts in the middle of December and ends in mid-April, although this is by no means a winter only resort; in the summer Bansko offers excellent hiking fishing, canoeing, horse riding and many other warm weather mountain pursuits. This is very much an all year round resort, which all the family can enjoy.
